Booking Terms

1. A request, not a booking

Sending a booking request through this website does not reserve a property and does not create a contract. It tells the Bali Luxury Management team which property, which dates and how many guests you are asking about.

Your stay is booked only when the team has confirmed the property is available for those exact dates and has sent you a written confirmation setting out the final total, the payment schedule and the cancellation terms that apply.

2. Rates and what they cover

Rates on this website are shown per night in Indonesian rupiah (IDR). Where a rate is converted from another currency it is an estimate, and the rate that applies is the one in your written confirmation.

The estimated total shown at checkout covers accommodation for the nights selected. Taxes, service charges, cleaning where it is charged separately, security deposits and anything arranged through guest services are confirmed by the team and are not included in that figure.

Guest services — a private chef, in-villa massage, an airport transfer, a driver or a day trip — are arranged separately from the stay and are quoted separately.

3. No payment is taken on this website

This website does not process payments. No card details are collected anywhere on it, and no charge is made as a result of sending a request. Payment is arranged directly with the team after confirmation, using the method set out in your confirmation.

If you are ever asked to pay through a link or an account that did not come from the team in that confirmation, stop and contact us through the contact page before sending anything.

4. Who may book and who may stay

The person making the booking must be 18 or over and is responsible for everyone in the party, including for the property being left in good order.

The number of guests confirmed is the number the property is booked for. Additional guests, visitors, events and parties need the team's agreement in advance, and some properties do not permit them at all.

5. During the stay

Check-in and check-out times are shown on each property page and repeated in your confirmation. Early check-in and late check-out depend on the property's schedule and are agreed in advance where possible.

House rules for each property — including rules on smoking, pets, noise and use of the pool — are part of the booking and are provided before arrival. Guests are responsible for damage beyond fair wear and tear.

Travel insurance covering cancellation, medical costs and personal belongings is strongly recommended and is not provided by Bali Luxury Management.

6. Property information

Property descriptions, photographs, amenities and availability are drawn from the property management platform and are kept as accurate as we can make them. Where a property's details change between your enquiry and your confirmation, the confirmation is what applies.

If something material about a property changes before your arrival, the team will tell you and will offer an alternative or a refund of anything already paid.

7. Changes and cancellation

Changes and cancellations are covered by the cancellation policy, which forms part of these terms.

8. Complaints and governing law

If something is wrong during a stay, tell the team at once so it can be put right while you are still at the property.

The law and the forum that govern a confirmed booking are stated in your written confirmation.
