ACCESS
Guest Access – Villa Mercato 3 : Guests will have exclusive access to the entire villa, ensuring complete privacy and comfort throughout their stay. You will have full use of: • The open-plan bedroom suite • A spacious living area with a fully equipped kitchen • A private bathroom with artisanal finishes • A serene outdoor garden and private pool area Every space is yours to enjoy, no areas are shared. Access to the villa is easy and convenient. You’ll receive detailed check-in instructions prior to your arrival, including self check-in for a smooth, independent entry at any time after 3:00 PM.

House Rules ✅ Check-in: from 3:00 PM ✅ Check-out: by 11:00 AM (Flexible hours upon request, subject to availability) During your stay: No smoking inside the house (allowed in the outside garden) No parties or events Unregistered guests are not allowed. Respect the neighbors: Umalas is a quiet area. Please keep the volume down after 10 PM. Cleanliness and Respect: Please treat the house as if it were your own. In the kitchen: Wash dishes and utensils after use. Linen is changed every 7 days upon request for longer stays. Pets: allowed on request Sustainability: Help us reduce waste by turning off lights and air conditioning when you're not home. - Electricity: For stays shorter than 28 nights, electricity is included. For longer stays, electricity is not included. Contact our team for assistance with charging. Please treat the house as if it were your own. In the kitchen: Wash dishes and utensils after use. Linen is changed every 7 days upon request for longer stays. Parking area: If you have a scooter please park it closer to the side, as many residents will be driving cars in and out. We only have a parking space for scooter, we don't have for car. Damage Policy : To ensure the highest standards of comfort, elegance, and care within the property, guests are kindly requested to treat the villa and all its furnishings with the utmost respect. Any damage, loss, or excessive soiling caused to the property, furniture, fixtures, fittings, equipment, or decorative items during the guest’s stay whether intentional or accidental will be fully chargeable to the guest. The cost applied will correspond to the actual replacement or repair value of the damaged item, based on current market prices, including but not limited to: • Furniture and interior décor • Electrical appliances • Linen, towels, and soft furnishings • Glassware, tableware, and kitchen equipment • Structural or architectural elements Management reserves the right to deduct the applicable amount from the security deposit or to request immediate settlement should the cost exceed the deposit amount. A detailed assessment and supporting documentation may be provided upon request to ensure transparency and fairness. By confirming the reservation and occupying the property, guests acknowledge and agree to this Damage Policy as an integral part of the stay conditions. - Security : We kindly advise all guests to place their valuables, including cash, in the safety box provided. The Management shall not be held responsible for any loss resulting from guests’ negligence in leaving valuable items unattended or in unsecured areas. All cases of loss will be processed through legal channels and handled in cooperation with the local police authorities for investigation purposes, in order to ensure the safety and security of all guests during their stay.

Sustainability: Help us reduce waste and energy use by turning off lights and air conditioning when you’re not at home. Small efforts make a big difference 🌿 Please note: There may occasionally be some noise from nearby construction. Electricity: • For stays under 30 nights, electricity is included • For long-term bookings (30 nights or more), electricity is charged separately Our team will assist you with top-ups as needed. Parking area: If you have a scooter please park it closer to the side, as many resident will be driving cars in and out. We only have a parking space for scooter, we don't have for car. Bali is a beautiful tropical island, so from time to time you may come across a few mosquitoes. To make your stay more comfortable, we provide mosquito spray in the unit, and we recommend keeping doors and windows closed in the evening with the lights on, as this helps prevent mosquitoes from coming inside. You may also notice small lizards (cicak) or sometimes geckos, they are completely harmless and are part of the natural tropical environment. While they are not always around, it is possible you may see them during your stay.
