You will have full use of: • The cozy bedroom with plush bedding and rice field views • A bright living area with floor-to-ceiling glass doors • A fully equipped kitchen and dining bar • A modern bathroom with quality finishes • A private balcony overlooking the lush green rice paddies You will also have access to the shared swimming pool, surrounded by tropical greenery, perfect for a refreshing dip after a day of exploring. Access to the property is easy and convenient. Detailed check-in instructions will be provided prior to your arrival, including self check-in for a smooth and flexible arrival any time after 3:00 PM.

Respect the neighbors: Umalas is a quiet area. Please keep the volume down after 10 PM. Cleanliness and Respect: Please treat the house as if it were your own. In the kitchen: Wash dishes and utensils after use. Linen is changed every 7 days upon request for longer stays. Pets: allowed on request Sustainability: Help us reduce waste by turning off lights and air conditioning when you're not home. - Electricity: For stays shorter than 28 nights, electricity is included. For longer stays, electricity is not included. Contact our team for assistance with charging. Please treat the house as if it were your own. In the kitchen: Wash dishes and utensils after use. Linen is changed every 7 days upon request for longer stays. Damage Policy : To ensure the highest standards of comfort, elegance, and care within the property, guests are kindly requested to treat the villa and all its furnishings with the utmost respect. Any damage, loss, or excessive soiling caused to the property, furniture, fixtures, fittings, equipment, or decorative items during the guest’s stay whether intentional or accidental will be fully chargeable to the guest. The cost applied will correspond to the actual replacement or repair value of the damaged item, based on current market prices, including but not limited to: • Furniture and interior décor • Electrical appliances • Linen, towels, and soft furnishings • Glassware, tableware, and kitchen equipment • Structural or architectural elements Management reserves the right to deduct the applicable amount from the security deposit or to request immediate settlement should the cost exceed the deposit amount. A detailed assessment and supporting documentation may be provided upon request to ensure transparency and fairness. By confirming the reservation and occupying the property, guests acknowledge and agree to this Damage Policy as an integral part of the stay conditions. - Security : We kindly advise all guests to place their valuables, including cash, in the safety box provided. The Management shall not be held responsible for any loss resulting from guests’ negligence in leaving valuable items unattended or in unsecured areas. All cases of loss will be processed through legal channels and handled in cooperation with the local police authorities for investigation purposes, in order to ensure the safety and security of all guests during their stay.
