Guests enjoy full access to the entire villa including the private pool, living & dining areas, fully equipped kitchen, tropical outdoor lounge spaces, garden areas, all bedrooms with ensuite bathrooms, and high-speed WiFi throughout the property. Our local team is available throughout your stay to assist with airport transfers, scooter & car rental, in-villa massages, private chef experiences, housekeeping services, and local recommendations.

There is currently some construction nearby the property, which may occasionally cause light noise during daytime working hours. However, the villa remains a comfortable and relaxing place to stay, especially during evenings and weekends.

During Your Stay:

  • Smoking is not allowed inside the villa (you may smoke in the outdoor garden or terrace)
  • No parties or events

  • Keep noise to a minimum after 10:00 PM
  • Please note that water gallons and cooking gas are provided upon check-in. Additional refills during the stay can be arranged at an extra cost

  • For longer stays, bed linens can be refreshed upon request every 7 days

Damage Policy:

To ensure the highest standards of comfort, elegance, and care within the property, guests are kindly requested to treat the villa and all its furnishings with the utmost respect.

Any damage, loss, or excessive soiling caused to the property, furniture, fixtures, fittings, equipment, or decorative items during the guest’s stay whether intentional or accidental will be fully chargeable to the guest.

The cost applied will correspond to the actual replacement or repair value of the damaged item, based on current market prices, including but not limited to:

  • Furniture and interior décor
  • Electrical appliances
  • Linen, towels, and soft furnishings
  • Glassware, tableware, and kitchen equipment
  • Structural or architectural elements

Management reserves the right to deduct the applicable amount from the security deposit or to request immediate settlement should the cost exceed the deposit amount.

A detailed assessment and supporting documentation may be provided upon request to ensure transparency and fairness.

By confirming the reservation and occupying the property, guests acknowledge and agree to this Damage Policy as an integral part of the stay conditions.

Security:

We kindly advise all guests to place their valuables, including cash, in the safety box provided. The Management shall not be held responsible for any loss resulting from guests’ negligence in leaving valuable items unattended or in unsecured areas.

All cases of loss will be processed through legal channels and handled in cooperation with the local police authorities for investigation purposes, in order to ensure the safety and security of all guests during their stay.

Habe vor kurzem eine Woche in der Villa verbracht. Bei der Anreise gab es ein paar Schwierigkeiten, da die Straße in grab irgendwie nicht richtig hinterlegt ist. Ein Foto von der Straße und vom Eingang der Villa wären hier sehr hilfreich gewesen. Am richtigen Ort angekommen verlief dann alles reibungslos. Der Check-In verlief genau wie in der Beschreibung angegeben. Die Villa sieht aus wie auf den Fotos, es gibt auch eine Waschmaschine und die Küche ist gut ausgestattet. Es gibt einen Wasserspender. Die Villa war sehr gemütlich eingerichtet, sodass man sich dort sofort wohl fühlt. Es werden auch einige Annehmlichkeiten wie Shampoo, Zahnbürste etc. bereitgestellt. Das Wlan funktioniert einwandfrei. Gereinigt wird 2x pro Woche. Das Team ist super freundlich und schnell. Wäre nur angenehm gewesen bereits einen Tag vorher informiert zu werden, dass morgen eine Reinigung stattfindet. Die Gegend ist sehr schön und ruhig. Würde hier jedenfalls wieder buchen für ein paar ruhige Tage.

The villa is modern, beautiful and private, and looks better than the photos. Having our washing machine was really helpful. The layout and size was perfect for us. Kedungu is quite far from the main areas but actually a great spot if you want something quieter. The local restaurants are all great and you can get groceries delivered in about 20-30 minutes via the Grab app.

We LOVED this villa so much we decided to extend our stay! I can’t say enough great things about this place and the property management. It’s super clean, aesthetic, they clean 3x per week, responsive team always replies within minutes. It’s not far from a few gyms and 2 minutes from the beach! Special thanks to Dode Xiaomi he made our trip so special and was extremely kind and friendly. WE WILL BE BACK 💗

If you’re thinking about booking this place… do it! This was my favorite Airbnb experience. Everything was 10/10. It’s super clean, aesthetic, friendly staff, and host is very responsive to our needs. I wish I could live here it’s so beautiful!!
